Life in Dubai

With an estimated population of 3.5 million, Dubai is an emirate that has undergone a complete transformation in the past three decades. Offering a tax-free income for its residents, Dubai is a metropolis with tourism as its major economic source of income. 

In recent years, the Dubai government has continued to diversify its economy. Following the success of EXPO 2020, the government has announced that the site will be transitioning into Expo City, a smart, human-centric city that will reuse at least 80% of the previous Expo-built infrastructure. 

The cost of living in Dubai is relatively higher compared to the other emirates. 

The Increasing Demand for Dubai Apartments

Dubai Apartments are the most sought after properties by property buyers. There were 13,391 apartment transactions in Q1 2022 amounting to a 76.6% increase in value.

Apartments have seen larger price jumps in areas such as Dubai Creek Harbour, Dubai Hills Estate, Dubai Marina, JLT, Palm Jumeirah and Town Square. 

Business Bay was the top sales area in Q1 2022 with over 2,118 residential transactions. The area is a financial district with over 200 skyscrapers and easy access to public transport. 

Al Hebiah Fifth, an eco-friendly development with well maintained modern apartments was the second most sought after area.

The Jumeirah Village Circle (JVC) community with many parks and family friendly areas, was the third most popular area in Q1 2022. 

Should you invest in Dubai Apartments? 

Dubai Apartment complexes are known to provide facilities such as gym, pool, children’s play area, sauna and designated parking places to their residents. 

The return on investment in terms of rentals for Dubai Apartments is high. With ROI of 10.9%, Dubai Studio City ranks the highest. Other areas such as Al Warsan, The Greens, Barsha Heights and International City also yield high rental ROI. 

The UAE Visa Changes

As of October 3, 2022, UAE announced a Green Visa, which allows an individual to sponsor their family for five years, an increase in the term from the existing two years. The visa is applicable for skilled workers, self-employed people and also freelancers. 

The UAE government also provides a Golden Visa for real estate investors. The Golden residency visa is valid for a period of 10 years. In order to qualify for the Golden visa, all you have to do is invest in a property of AED 2 million value in the UAE. 

The new visa reforms have made UAE the most desirable country to live in for the 11th year, according to an article by Khaleej Times. 

Want to plan for your retirement? 

The Dubai government has launched a scheme for its residents aged 55 and over, that enables them to get a retirement visa, renewable every five years. 

The eligibility criteria for this requires the residents to meet one of the three conditions: 

  1. Monthly earnings of 20,000 dirhams

  2. Or savings of 1 million dirhams 

  3. Or ownership of a property worth 2 million dirhams in Dubai 

To begin with, the program is focusing on working residents in Dubai who have reached the retirement age. 

With a government focused on creating lucrative living conditions for its residents, Dubai is predicted to achieve higher feats through economic diversification and real estate development.
